The landlord must perform the risk assessment relating to the quality of water stored or used by their tenants regularly. This assessment ensures the safety and health of many tenants. It is a measure of the Legionella risk exposure in the water and other sources like sludge, scale, rust, and organic matter. So it is essential to reduce the risk, let us know how?
Improve the outlet pipe system
We always ignore the outlet pipe system of the water drainage area. Pipes are often removed improperly or sometimes not used at all. Due to which the water that flows out do not find their way out and becomes stagnant. This stagnant water serves as a place to breed legionella disease. So to avoid this problem during legionella risk assessment, you need to fit a well designed and systematic outlet system to allow water flow continuously. The system should also divide the place of hot and cold water flow, and before disposal, it provides water treatment procedure.
Add disinfectants to the water storage tanks.
Many times the cold and hot water storage tanks are entirely ignored. It is essential to add chlorine in both the storage tank to prevent the growth of many unnecessary organisms. Routine cleaning and addition of disinfectants every six months can ensure there is no breeding of legionella disease in the water tanks. Steps, including oxidation after and before disinfecting, can also control the risk of legionella disease.
Maintain the temperature of water taps.
For keeping a check of the water temperature of the taps, you can install a temperature sensor. These sensors control the temperature of both cold and hot tap water. The ideal temperature the hot tap should produce is 50 degrees Celsius or more while the cold water should have 20 degrees Celsius or less. If the temperature is anywhere near 25-42 degrees Celsius, it will allow Legionella to grow. In the assessment, the officials record the temperature to check the possibility of the growth of Legionella in the water. So for a successful Legionella risk Assessment, you must maintain the water temperature.
It is essential to control the outbreak of legionnaires disease for the safety of many people. It is not possible if people ignore the risk it requires unity and importance of or the condition to get in control. So let’s keep in mind the above points for effective management.
